Business Park Cleaning: Why One Contract Rarely Fits All

What business park cleaning needs to cover, from shared bathrooms to individual tenant units, and why one contract rarely fits all of it.

Business park cleaning rarely looks the same from one unit to the next, even though every building sits on the same site. A converted industrial estate or a purpose built business park can house a warehouse operation, an office based business and a small manufacturer all within a few hundred metres of each other, and each one needs something slightly different from a cleaning contract.

What Business Park Cleaning Needs to Cover

A tenant running an office needs desks, meeting rooms and a kitchen kept to a standard clients will notice. A tenant running light manufacturing or storage needs something closer to an industrial clean, covering floors, bathrooms and communal areas without expecting the same finish you would want in a boardroom.

Treating every unit on a business park the same way usually means one type of tenant ends up underserved. A contract that starts by asking what each unit actually does, rather than applying a single spec across the board, tends to deliver a better result for everyone on site.

Shared Spaces Need Their Own Attention

Many business parks have communal areas that do not belong to any single tenant, such as shared entrances, corridors or car park facilities. These get used by everyone on site and cleaned by nobody unless a contract specifically accounts for them.

Left unmanaged, shared spaces are often the first thing a visitor notices, even before they reach the unit they are actually there to see. A courier, a client or a new hire forms an impression of the whole site from the entrance alone, long before they find the right door.

This is usually a landlord or managing agent responsibility rather than something any single tenant takes on, which is exactly why it gets overlooked. A cleaning contract covering the whole site rather than one unit at a time closes that gap for everyone.

Working Standards for Shared Commercial Premises

The Workplace (Health, Safety and Welfare) Regulations 1992 (see the HSE Workplace (Health, Safety and Welfare) Regulations 1992 guidance) set out baseline expectations for cleanliness, washroom facilities and general upkeep that apply across commercial premises, including business parks and shared sites. A cleaning contract that meets these standards as a minimum, rather than as an afterthought, gives every tenant a workable baseline to expect.

Flexibility Matters More Than a Fixed Schedule

Business parks often have units that change hands, businesses that scale up or down, and tenants with genuinely different opening hours. A cleaning contract that can flex unit by unit, rather than applying one rigid schedule across the whole site, tends to work far better in practice than a one size fits all approach.

This is especially true on older sites that have been converted for modern use, where the mix of tenants can change more often than a purpose built development. A contract locked into one fixed weekly pattern across every unit rarely survives contact with a site that changes this much.

Seasonal factors play a part too. Outdoor and entrance areas on a business park need more attention through autumn and winter, when mud, leaves and grit get walked in far more than during the drier months, and a good contract accounts for that shift rather than running the exact same routine all year round.

A Working Example: Eco Pack

We have cleaned Eco Pack at Westcott Venture Park, a former RAF station turned business park, every week since 2018, covering bathrooms, kitchen and office space. Seven years into the contract, the schedule still gets reviewed and adjusted as the business itself changes.

That willingness to adapt rather than stick to the original brief is a big part of why the relationship has lasted this long. Read more in our Eco Pack case study.
